Where AI changes the cost base
AI operating leverage: High. Most direct servicing cost is staff handling calls, escrow, payoffs and default work under detailed investor and regulatory rules. Our view
In 2025, direct servicing costs averaged $185 per loan in MBA's study. About 75% of that went to non-default work such as customer service, escrow and loss draft processing, loan set-ups, payoffs and transfers.

Servicing is staff-heavy. MBA found productivity fell to 723 loans per servicing employee in 2021, and employee turnover reached 29% that year.

Default servicing is the most rule-heavy work. Loss mitigation, bankruptcy and foreclosure steps follow different timelines and workout rules for each investor and insurer, and much of the work is reading borrower documents and checking deadlines. These are good candidates for AI drafting and compliance checks under human review.
Our view
Call center, escrow, payoff and transfer work is high volume and repetitive. Commercial and consumer servicers add document review of loan agreements, covenant tests and borrower reports. Software can absorb a large share of this work, which favors buyers who can re-platform acquired servicers onto one system.
